PROCESS
APPLICATION INSTRUCTIONS (HOW TO APPLY):
CRITERIA
Income: Household combined GROSS income must be at least 2.5X the monthly rent. Income documentation is required at the time of application.
Credit:
A minimum 525 credit score is required
Acceptable Documents include:
Credit Check: A credit check will be performed using a rental scoring model to determine eligibility. Credit screening is typically based on overall cumulative Medical bills and student bills are not counted negatively towards an application.
Credit screenings are typically based on overall cumulative outcomes (residential history, criminal background check, credit score, and income source).
The results of the screening model can be Approved, Approved with Conditions (Requires an additional security deposit), or Denied.
Criminal Background Check: A criminal background check will be conducted for all individuals 18 years of age and older. The application will be denied for any felony conviction up to ten years prior to the application date (subject to local laws/requirements). The application will be denied for any felony conviction for any sex and/or terrorism related offense(s) regardless of conviction date.
Rental History: Rental verification may be required pending debt history. Applications with eviction filings may be denied. Applications with outstanding rental debt may be denied.
Employment Verification: Verification will be sent to the listed employer.
LEASE TERMS, & FEES
Application Fee: Non-Refundable $100 fee/per adult (18 years of age and older) **Separate applications are required for each applicant 18 years of age and older including spouses.
Lease Admin Fee: $200 (Non-refundable)
DUE AT TIME OF APPROVAL
Holding Fee: $500 holding fee. Your holding fee will be applied towards your security deposit at move in.
NON-REFUNDABLE
Security Deposit: A Minimum 1 month deposit, maximum 2 months deposit.
Application Decision: 5-7 business days
Guarantors: Effective (9/16/22) Minimum 650 credit score. Must make at least 5x rent. Deposit will be $4,500 minimum (based on qualifications).
Lease Length: 12 months
Occupancy: 2 persons per bedroom plus 1
Pets: Effective (9/16/22) $500 Non-Refundable Pet Fee per pet. $20 per month pet rent. No aggressive breeds. Pets up to 30lbs. Up to 2 pets allowed.
Renters Insurance: Required. Must have $100,000 of liability coverage and personal property coverage. ENCORE Management must be listed as “Additional insured.
Move In Date: You are required to move within 15-20 days of approval of application.
HOA INFORMATION
- Residents are NOT responsible for HOA fees.
- HOA Amenities Key/Access – Responsible for cost of keys
